The Mont Kiara subsale market is wide. On the condominium side, completed two-bedroom stock is trading between roughly RM567 and RM650 per square foot, which puts an 800 to 880 sqft suite in the RM500,000 to RM520,000 band. Larger, better-finished high-floor units push toward RM620 psf and about RM990,000.
Landed Mont Kiara is a different market. Bungalows on 7,000 to 8,000 sqft of land are asking around RM716 psf, or close to RM6 million, while a well-kept semi-detached can reach RM877 psf. The number that matters is not the headline price but the price per square foot against recent transactions on the same street.
Our advice to buyers is simple. Anchor every offer to at least three genuinely comparable, recently transacted units, then adjust for floor, view, furnishing and title. That is exactly the workbook our negotiators bring to every Mont Kiara viewing.
