Buying property at Sanjung
We shortlist against your budget and your loan margin, not against whatever is easiest to show. Every unit we bring you comes with the tenure, the maintenance charge, the age of the block and the last three transacted prices in the same development, so an offer is a decision rather than a guess.

Before you view anything
We start with your loan margin rather than your wish list, because the margin decides the list. A 90 percent margin on a RM708,000 unit means RM70,800 down plus roughly 3 to 4 percent again in legal fees and stamp duty. Knowing that number first removes about half the viewings.

What comes with every unit we show you
Tenure and the years remaining if it is leasehold, the maintenance charge and sinking fund, the year the block completed, and the last three transacted prices in the same development. If we cannot get the comparables, we say so rather than guessing.

Foreign buyers
Purchase is allowed above the state minimum price, which is RM1,000,000 for most residential property in Kuala Lumpur and Selangor and differs by state and title type, with state consent required. We run that submission alongside your solicitor.
