How a tenancy starts here
- View — accompanied, six days a week. Ask everything; the answers go in writing.
- Hold — a refundable holding deposit of one week’s rent takes the home off the market while referencing runs.
- Reference — income, previous landlord and Right to Rent checks, usually 3–5 working days.
- Sign & move — a compliant periodic tenancy, a photographed inventory, and keys with Meera’s number on the fob.
Rent in advance is capped at one month, and we advertise the rent we will accept — bidding above it is banned, and we don’t invite it.

What you can be asked to pay — the whole list
Under the Tenant Fees Act 2019, these are the only payments a landlord or agent may take from a tenant in England.

Application fees, referencing fees, inventory fees, check-out fees, “admin” fees: all banned, and never charged here.

During the tenancy
When something breaks
Managed tenants report repairs to Meera directly — phone in office hours, email any time, and an out-of-hours number for genuine emergencies (no heating in January counts; a dripping tap on Sunday can wait until Monday, and we’ll say so kindly).
Inspections are at month three and then six-monthly, with notice, at times that work for you. They protect your deposit as much as the landlord’s house: problems photographed early are problems nobody argues about later.
Since May 2026 your tenancy is periodic — you can leave with two months’ notice at any time, and rent can only rise once a year with two months’ warning. Current homes to let are here.
