A Penang agency, run by a valuer
Kelawei Realty has been trading from the same first-floor office on Jalan Kelawei since 2011. Eight of us, two offices, and a rule that the appraisal is written before the instruction is asked for.
How we started
Adeline Saw spent nine years in a valuation department before she opened this agency in 2011. That background is the reason the firm works the way it does: every property we take on is appraised against transacted evidence before we agree an asking price, and the client sees the comparables.
It is not a marketing position. It is the difference between a property that sells in six weeks and one that sits on a portal for a year collecting the reputation of being overpriced. We lose instructions over it regularly, usually to whoever quoted the highest number at the door, and we have made peace with that.
Two offices, one file system
The head office has been above the same row of shoplots on Jalan Kelawei since the beginning. In 2019 we opened a mainland desk in Bandar Seberang Jaya, because clients kept asking us about Batu Kawan and we did not want to answer from the island.
Whichever office you walk into, the file is the same. Cheryl runs every transaction from accepted offer to vacant possession and gives you a written next-step date each week. When something slips — and consent applications do slip — you hear it from us in the week it happens.
What we will not do
- Quote you a price we cannot evidence, to win the instruction.
- Act for both sides on the same transaction.
- Let a foreign buyer view stock they are not permitted to buy.
- Take a fee before a sale completes.

How we are licensed
Kelawei Realty Sdn Bhd holds estate agency licence E(3)1789, issued by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 (Act 242). Adeline Saw is the registered estate agent under whose licence the firm practises.
Every negotiator working for this agency holds a valid Real Estate Negotiator registration, shown on their profile and on the tag they will produce at a viewing. If someone shows you a property in Penang and cannot produce a REN tag, that is worth asking about.
Agency fees on subsale transactions are capped at 3% by the Seventh Schedule to the Act. We charge 2%, plus 8% Service Tax, invoiced on completion. Client money is handled through our solicitors’ stakeholder accounts, never held by the agency.
If something goes wrong, our complaints procedure is on the contact page: it goes to Adeline directly, with a written response within five working days.
