What we insist on
- A signed inventory schedule with photographs. Every appliance, its condition and its serial number where it has one. This is what stops a deposit argument twelve months later.
- A stamped tenancy. An unstamped agreement is not admissible in evidence without penalty. It costs very little to do properly.
- Clarity on the maintenance charge. On residential lettings in Penang the landlord almost always pays it. If a landlord wants it the other way, it must be in the agreement and reflected in the rent.
- A named contact for repairs with a response time, written into the tenancy.

A third of Priya’s tenancies are for families landing in Penang for the first time, usually with a start date and a school offer already fixed and nothing else decided.
We work backwards from the school run. That single constraint usually decides the area, and it is far cheaper to get right at the start than to break a tenancy in month four.
We can view on your behalf by video, hold a unit with a booking deposit, and have the tenancy stamped and the utilities transferred before you land. What we will not do is let you sign for something none of us has seen in person.
