Four questions before you book a unit

What does completed stock nearby cost per square foot?
If the launch is priced above finished buildings two streets away, you are paying for the brochure. Sometimes that is justified by the location or the specification. Often it is not.
What is the rebate really worth?
A “10% rebate” usually sits on top of a price that was set with the rebate in mind. Compare the net price against transacted comparables, not against the list price.
Can you carry the wait?
Three to four years to completion means three to four years of paying rent or a mortgage elsewhere, and progressive interest on the drawdown once construction starts.
How much stock lands at once?
Four hundred units completing in the same quarter is four hundred competitors if you plan to let or resell in year one.
