Malaysian completion runs on fixed periods. A clean freehold purchase takes three to four months. A leasehold, a restriction in interest or a foreign buyer takes about six, because consent runs first and completion runs after it.

Where each week goes
Day 0 — booking form and earnest deposit
Two per cent takes it off the market and fixes the price, the parties and the completion terms. Read the forfeiture clause before you sign, not after.
Day 14 — the SPA
Executed within fourteen days, deposit topped to ten per cent. Every later deadline counts from this date.
Weeks 3 to 8 — the loan
Apply to more than one bank. Approval commonly lands three to six weeks after a complete submission, and an incomplete income file is the usual reason this slips.
Week 3 onwards — stamping
The transfer goes for adjudication and duty is paid on assessment. First-home buyers at or below RM500,000 are assessed at nil.
The consent branch
Leasehold, restriction in interest or a foreign buyer: filed at the land office, sixty to a hundred and twenty days in Penang. Completion only starts to run once consent is granted.
Completion and vacant possession
Three months, with a one-month extension at 8% per annum on the outstanding balance if you need it.

The extension, if used, adds a month and costs 8% per annum on the outstanding balance — about RM5,900 on RM900,000.
