Budget, area, the commute that has to work, schools, and whether you need State consent. Ten minutes here saves a month of viewing the wrong things.
Eligibility and budget checked first
If you are not Malaysian we confirm in writing which of our stock you may legally buy before you view anything. If you are financing, we tell you what the cash requirement really is — it is about 14% of the price, not 10%.
Viewings, seven days a week
Including evenings. We attend, and we bring the block’s maintenance figures and the title position with us.
Material facts before you offer
Tenure, title restrictions, maintenance charge, sinking fund balance, outstanding levies, and any conservation category. In writing.
Offer and negotiation
We negotiate on your behalf and put the terms — price, inclusions, completion, vacant possession — in the booking form properly the first time.

The cash you actually need

On a RM750,000 purchase with a 90% loan

Malaysian citizen, not a first-time buyer. This is the list we go through at the first meeting.

First home at or below RM500,000? A Malaysian citizen buying a first residential property at or under RM500,000, with the SPA executed before 31 December 2027, pays no transfer duty and no loan agreement duty at all. On a RM468,000 purchase that is about RM8,700 saved. It is worth knowing exactly where that ceiling sits before you stretch past it.

Malaysian completion runs on fixed periods, and a consent case takes about twice as long as a clean freehold one. Put in the day your offer is accepted and see the real dates.
