Our approach
An agency website competes with Rightmove and Zoopla, and it will never beat them on listing volume. It wins on the things portals cannot do: show the firm alone, prove local knowledge street by street, and answer the money questions a buyer or seller is too polite to ask on the phone. The demo leads with what is on the market right now, then puts the search, the areas and the fees where a visitor can reach them without a call.
The conversion layer in property is a tool that does honest arithmetic. The Harrogate demo carries a Sell-or-Let Advisor that takes a value, a mortgage balance and an achievable rent, works both routes on published assumptions and says plainly which one stacks up, plus a mortgage estimator that stress tests the repayment three points higher. The Stamford demo answers the seller's first question instead: a valuation estimator that shows its working from village price-per-square-foot, and a moving-cost calculator running the real stamp duty bands including first-time buyer relief and the second-home surcharge. Every one of them was verified against hand-computed cases before launch.
Trust in agency work is regulatory and specific: Propertymark and Ombudsman membership, client money protection, and the material information rules that now require tenure, council tax band and EPC on every listing. Both demos carry all of it on every property, alongside published sales and lettings fees, because the firms that show their numbers are the ones sellers shortlist. The Stamford demo goes further and prints a sold ledger: the last five completions with the guide price against what each one actually achieved, including the sale that took sixty-three days.
