Our valuation department is walled off from agency on any shared file, so the figure survives a bank, an auditor or a court.

We have not expanded outside the Klang Valley. Knowing which block is transacting at what number this month does not travel.
Company Background
Kirana was founded in 1998 by a valuer who was tired of handing clients to three other firms to finish a job. A property owner rarely needs one service. They need a valuation for the bank, an agent to sell, someone to manage the building until it sells, and occasionally an architect to work out whether the site could be worth more as something else.
At most firms those are four appointments with four companies, four fee notes and nobody holding the whole picture. Here they are four desks on the same floor. The group now runs thirteen departments from five offices, with more than 480 registered negotiators and consultants.
We have deliberately not expanded outside the Klang Valley. The value we offer is knowing which block on which street is transacting at what number this month, and that knowledge does not travel. Every office we have is within Selangor or Kuala Lumpur.

Datuk Lim Kok Seng
Group Managing Director
Founded Kirana in 1998 after eleven years in valuation practice. Registered valuer, chairs the group investment committee and still signs off every capital market mandate.
Evelyn Chong
Executive Director, Agency
Runs the secondary-market division across all five offices. Twenty-two years in residential agency, previously head of a 200-negotiator team at a national firm.
Raymond Chong
Director, Valuation & Consultancy
Registered valuer. Leads bank panel work, litigation valuation and MFRS reporting instructions, and holds the independence protocol between valuation and agency.
Susan Kwan
Director, Corporate Real Estate
Occupier-side specialist. Has run office relocations for regional headquarters across Kuala Lumpur, Singapore and Jakarta, always acting for the tenant.
Azman Mokhtar
Director, Industrial
Twenty years in Shah Alam and Klang industrial property. Holds the direct owner relationships that keep the off-market pipeline stocked.
Priya Letchumi
Head of Kirana Academy
Designs and runs negotiator certification and continuing development. Former Negotiator Certification Course trainer; every Kirana negotiator passes through her programme.

Head of MM2H & International
Handles the property side of Malaysia My Second Home applications and the overseas investment desk. Specialises in foreign-ownership thresholds and state consent.

Head of Project Marketing
Takes mid to high-end residential launches to market. Writes the pricing recommendation before the gallery opens and reports to the developer weekly.
