Group Managing Director

Datuk Lim founded Kirana in 1998 with a single valuation desk in Petaling Jaya. He built the group around one idea: that an owner should not have to appoint four firms to finish one transaction. Twenty-eight years later the group runs thirteen departments from five Klang Valley offices.

He remains a practising registered valuer and personally signs off every capital market mandate the firm accepts. He chairs the group investment committee and sits on the independence panel that separates valuation from agency on shared files.

Over a career spanning more than three decades, Datuk Lim has served the Malaysian real estate industry in the following capacities:

MIEA is the national professional body for estate agents and negotiators in Malaysia. He served two terms on Council and chaired the education committee.

RISM is the professional institution for surveyors in Malaysia, covering valuation, building, quantity and land surveying disciplines.

Executive Director, Agency

Evelyn runs the agency division, the largest part of the firm, across all five offices. She came to Kirana after leading a 200-negotiator team at a national agency and rebuilt our listing process around inspection-before-pricing.

She owns the rule that no Kirana listing goes live until someone from the firm has physically walked the unit and pulled the transacted comparables for that block.

Raymond Chong, Director, Valuation & Consultancy

Raymond Chong

Director, Valuation & Consultancy

Raymond leads the valuation department. His reports are accepted by the major local banks and he has given expert evidence in property disputes before the courts and the Strata Management Tribunal.

He holds the firm independence protocol: where Kirana acts as agent on a property we are also valuing, the valuation file is walled off and the figure is defended on evidence alone.
