What does an estate agency actually charge in Malaysia?
Agency fees for a sale are capped at 3% of the transaction price under the BOVAEP schedule. For a letting, the standard is one month’s rent for a one-year tenancy and one and a quarter months for two years. We confirm the fee in writing before you appoint us, and we do not collect anything until the transaction completes.
Can a foreigner buy property in Selangor or Kuala Lumpur?
Yes, above the state’s minimum purchase price and subject to state consent. In Kuala Lumpur it is RM1 million for most residential titles. In Selangor the threshold varies by zone and property type, and landed property is generally restricted. We check the title, the zone and the consent route before you pay a deposit.
How long does a typical sale take from offer to keys?
Around three to four months for a freehold title with a straightforward loan: two weeks to the sale and purchase agreement, then a three-month completion period. Leasehold titles requiring state consent add roughly two to four months. We give you a dated timeline at the point of offer.
Do you value property for bank financing?
Yes. Our valuation department is staffed by registered valuers and our reports are accepted by the major local banks. We keep valuation separate from agency on any file where we also act as agent, so the figure is defensible.
What is the difference between your agency and project marketing teams?
Project marketing sells new stock directly for a developer, so the price and package come from the developer. The agency division handles secondary-market resale and rental, where the price is negotiated between owner and buyer. If you are comparing a new launch against a completed unit nearby, ask us for both views.
Do you manage buildings as well as sell them?
