Walk the route at the time you would actually use it
Portal listings quote distances like 490 metres as a six minute walk, and 1.39 kilometres as 17 minutes. Both are accurate as measurements and both can be miserable in practice. Walk it at 7:30am and again at 8pm. Check for shade, a covered walkway, a pedestrian crossing on the main road and lighting.
Check the car park ratio anyway
Buyers near rail often assume they can drop to one car. Most cannot. Look at the strata plan and confirm how many bays come with the unit. A two-bedroom unit with one bay in a building where most households run two cars will be harder to sell later.
Understand who your resale buyer is
Transit-adjacent stock sells to a narrower buyer pool than most people expect: usually younger owner-occupiers and investors letting to the same. If the building has a high investor concentration, you will be competing with several near-identical units every time you try to exit.
Price against the block, not the station
Proximity to rail is already in the asking price of everything near the station. The differentiator between two units 500 metres apart is condition, layout, floor level and car park allocation. Price your offer on those.
Budget the real entry cost
On a RM700,000 purchase, allow for the legal fees on the SPA and the loan, stamp duty on the transfer and the loan agreement, valuation, and the fit-out.
