Shah Alam industrial rents held their range this fortnight. A 10,925 square foot factory on 15,840 square feet of land in Impian Industrial Park, Seksyen 35, is quoting RM24,000 a month, or RM1.52 per square foot. A 9,292 square foot unit nearby is at RM1.60. At the larger end, a 40,092 square foot detached factory in Section 16 is asking RM2.47, and a 120,000 square foot warehouse on five acres in Seksyen 32 is at RM1.09.
The pattern is consistent: smaller units command a higher rate per square foot, and the very large boxes trade down towards RM1.10. That is normal, but the floor has risen over the past two years and it has not softened.
Office is where the incentives are. Damansara Heights is quoting RM5.20 to RM9.00 per square foot depending on fit-out, with fully fitted space at Menara Millenium at RM9.00 and bare whole-floor space at RM6.00. The gap between fitted and bare is the landlord absorbing the fit-out cost. For an occupier with a three-year horizon, taking fitted space at the higher rate is frequently the cheaper total position once you price your own fit-out and the reinstatement at the end.
