Asking prices on established landed stock in Petaling Jaya barely moved this fortnight. A one-storey terrace on Jalan 19/13B in SS2 is on the market at RM700,000, or RM478 per square foot across 1,463 square feet, on a 1993 build. A renovated two-storey on SS2/109 is asking RM1,300,000, or RM788 per square foot. The spread between the two reflects condition and land area rather than any movement in the underlying market.
High-rise is a different picture. Two-bedroom stock in Mont Kiara around the 800 to 880 square foot mark is listing between RM499,000 and RM520,000, which puts it in the RM567 to RM650 per square foot band. That is a wide range for units of near-identical size in the same locality, and it usually means sellers are pricing against each other rather than against completed transactions.
Our read: landed supply in mature PJ is fixed and demand is steady, so prices hold. High-rise supply is not fixed, and the newer completions are competing with resale stock in the same buildings. If you are selling a two-bedroom unit in Mont Kiara this quarter, price against what has transacted in your block in the last six months, not against the three units currently listed above you.
