What the local market will actually pay, before you design it
The most expensive mistake on a small site is building the wrong houses. Four four-bedroom detached with double garages, on a village site where the demand is for two-bedroom bungalows that downsizers will pay a premium for, is a scheme that sells over two years instead of six months.
We give you the achieved-price evidence street by street, an honest view of absorption rate, and a specification opinion: where a buyer here will pay for stone rather than render, where they will not notice the difference, and which plot on your layout is the one nobody will buy.

From a paddock to a completed sale
Site appraisal
Achieved values on comparable new-build and second-hand stock, a realistic sales rate, and a view on the mix. Delivered as a written report you can put in front of a lender.
Planning-stage advice
Unit mix, size, parking, garden depth and the specification points that matter locally. We are not planners and we will tell you when you need one.
Off-plan sales
Reservation agreements, buyer qualification, progress updates for the reservation holders, and management of the completion run when several plots finish in the same fortnight.
Land for sale
Garden plots, paddocks, brownfield in the towns and the occasional barn with a Class Q. Marketed to a list of thirty or so local builders and self-builders first.
Self-build plots
The self-build register demand in Rutland and South Kesteven is real and under-served. If you have a single serviced plot, we probably have the buyer already.
Part exchange
Where a developer needs a chain broken, we value and sell the incoming property, usually at a realistic figure rather than an optimistic one.
A recent scheme
Six houses at Ryhall, all reserved before completion
A local builder came to us with outline consent for eight units. Our appraisal said eight was one too many for the plot and that two of them should be bungalows rather than the townhouses on the drawing. The revised scheme was six: four houses and two bungalows.
All six reserved off-plan between March and July 2025 at an average of 101.4% of the guide, and both bungalows went in the first fortnight to downsizers from within three miles. The builder made more from six than the drawing showed for eight.
