How we market your home

Eighty per cent of portal click-throughs come from one photograph. This page is mostly about that photograph.

Photography

Shot by Sam, not by whoever was free

Every house we list is photographed by the same person, on the same equipment, waiting for the same kind of light. It is the least glamorous competitive advantage in this business and the most reliable.

What that means in practice: we move the bins, we take the mats up, we turn the lamps on and the overhead lights off, and if the front of your house faces east we come back in the morning rather than shooting into the sun at three o'clock. Sometimes that delays a launch by two days. It is worth it every time.

Twenty to thirty images per house, wide but not distorted — a bathroom shot on a 10mm lens looks like a swimming pool in the photograph and a disappointment in real life, and buyers remember which one they were sold.

Floorplan and EPC

Measured room by room, not sketched. The EPC is ordered and paid for by us. Listings with a floorplan get materially more enquiries than listings without one.

Material information

Tenure, council-tax band, EPC, heating, parking, flood risk, covenants and listing status — gathered before the house goes live, so buyer questions take an afternoon rather than a week.

Our buyers first

Around 1,900 registered buyers get it two to four days before the portals. Roughly half of what we sell never needs the portals at all.

Rightmove and OnTheMarket

The two portals that matter here, plus our own site. Launched on a Thursday, because weekend traffic is when the interest actually arrives.

When the extra is worth it, and when it is not

Twilight photography, drone stills, a printed 12-page brochure and a walkthrough video. We recommend it when the setting is the product: a barn with a view, a house with grounds, anything above about £600,000 where the buyer is likely to be travelling from further away and deciding whether to make the trip.

We do not recommend it on a two-bedroom terrace in the middle of town. It will not sell it faster and it is £480 you could put towards your removals. If you ask for it on a house where we think it is wasted, we will tell you so and then do it anyway if you still want it.
