One — the estimate

No phone number, no email, no "we will call you with your result". The number appears on the screen and shows its working.

Built from what we have actually sold in each village this year. It shows you its working, because a number you cannot check is not worth much.
An estimate from typical floor areas and village averages, not a valuation. It does not know about your extension, your view, your boundary dispute or the new bypass. Anna and Gareth do.
Two — the proper one
A written valuation, at the house, in about an hour
The estimator does not know about your extension, your view, your boundary, your neighbour's planning application or the state of the roof. Anna and Gareth do, because they have been valuing houses in these villages since 2001 and 2016 respectively.
What you get: a figure in writing, the three to five comparable sales it is based on, an honest view of what will and will not add value before you launch, and a marketing plan with dates. What you do not get: a hard sell, a contract in your hand, or a follow-up call every Tuesday for a year.
Around a third of the people we value for are not ready to move yet. That is fine. We would rather be the agent you call in eighteen months.

Common questions about valuations
Is it really free?
Yes, and there is no catch in the small print. You keep the written valuation whether you instruct us or not, and you can take it to another agent.
How accurate is the estimator?
It is built from what we have sold in each village this year, applied to typical floor areas. For a standard house in average condition it is usually within about eight per cent. For anything unusual — a barn, a listed building, a plot with development potential — it will be wrong, and you should ignore it.
Will three agents give me three different numbers?
Almost certainly, and the highest one is the one to be most careful with. Ask each agent for the comparable evidence behind the figure. If they cannot produce it, the number is a pitch, not a valuation.
Do you value for probate?
Yes. A written valuation for the HMRC account is £250 including VAT, refunded in full if you later sell with us. See probate and executor sales.
