Where the market is
Rents up about 4%, voids averaging eleven days
Demand for good two- and three-bedroom houses in Stamford, Oakham and the villages is comfortably ahead of supply, and has been for three years. A well-presented, correctly priced house lets in under a fortnight here.
What has changed is the compliance. Since 1 May 2026, Section 21 is gone, every tenancy is periodic, and possession runs through Section 8 grounds with evidence. Being a casual landlord is harder than it was; the paperwork is now genuinely the job.

Setup is £270 including VAT per tenancy, covering the agreement, deposit registration with the TDS, Right to Rent checks and the prescribed information. Inventory and check-in from £150. That is the complete list of what a landlord pays us.

The file that decides whether you get your house back
Under the new possession regime, a defect in your paperwork is the thing that loses a Section 8 claim. We keep all of it, dated, for every managed property.

Landlord questions
Can I still get my house back if I want to sell?
Yes, under Ground 1A. It needs four months’ notice and cannot be used in the first twelve months of a tenancy. Tell us early if selling is on the horizon and we will plan the tenancy around it.
What happens if the tenant stops paying?
We chase from day one, in writing, and tell you the same week. Serious arrears — three months or more — is a mandatory ground, but it takes time and evidence. Rent guarantee insurance is worth considering and we can point you at it.
Do I have to accept pets now?
You have to consider a request and give a reason if you refuse. A genuine reason — a superior lease that forbids pets, for instance — is fine. "No pets" as a blanket policy in the advert is not.
Can I put the rent up?
Once a year, by the statutory notice, to market rent. The tenant can challenge it at tribunal, which is why we evidence every increase against comparable lets before we serve it.
Is my money safe with you?
Client money is held in a designated client account, reconciled monthly by Hazel, and protected by Propertymark Client Money Protection. The certificate is on the wall in both offices and available on request.
