Anna has valued houses in this part of Lincolnshire since 2001, first for a corporate chain and, since 2009, for herself. She does most of the market appraisals in Stamford and the villages north of the town, and she is the person who will tell you your extension has not added what you hoped it had. Lives in Barnack with two lurchers.

Tom Rook

Tom runs the lettings side and everything compliance touches: client money, anti-money-laundering checks, and the paperwork the Renters’ Rights Act rewrote in May. He came from a chain where landlords were a spreadsheet, and built ours so they are not. Lives in Ketton.

Priya handles offers, chains and the awkward conversations in between. If you are selling with us she is usually the voice on the phone at half past five telling you what the survey said.

Gareth Dowsett

Gareth covers Rutland from the Oakham office. Ex-surveyor, which is why his valuations come with a paragraph about the roof. Knows what a Rutland Water view is actually worth, which is less than sellers think and more than buyers offer.

Joe is the reason our fall-through rate is 11.2% and not the national quarter-of-all-sales. He chases searches, enquiries and solicitors weekly, and tells you the truth about where a chain has stalled.

Delia looks after the 312 managed homes: repairs, contractors, inspections, gas certificates. She keeps a list of tradespeople who turn up, which in this county is a competitive advantage.

Every house we list is shot by Sam, not by whoever was free. He waits for the light, moves the bins, and has strong opinions about wide-angle lenses in small bathrooms.

Hazel reconciles the client account, pays landlords on the same day every month, and holds the CMP certificate that says your money is where we say it is.
