It costs nothing to apply. Here is every payment you can legally be asked for, and what happens at each stage.
Permitted payments
What you can be charged, and nothing else
The Tenant Fees Act 2019 banned admin fees, referencing fees, renewal fees and inventory fees. These are the only payments that remain lawful.

Referencing. Most landlords look for a household income of around thirty times the monthly rent, or a UK-based guarantor. We will tell you what a property needs before you pay a holding deposit, not after.

What the Renters’ Rights Act gave you
- No more Section 21. Your landlord cannot end the tenancy without a legal ground and evidence for it.
- No fixed terms. Every tenancy is periodic. You can leave with two months’ notice at any point.
- Pets must be considered. A landlord can refuse with a good reason, but not by default.
- One rent increase a year, to market rent, challengeable at tribunal.
- No bidding. A property is advertised at a rent and may not be let for more.

If something breaks
Emergencies
No heating, no water, a leak, no power, or anything unsafe. Ring the Stamford office on 01780 480 214 — out of hours the phone gives you the emergency number.
Everything else
Email Delia with a photograph if you can. Managed repairs are scheduled within five working days; you will get a name and a time, not a four-hour window.
If we do not manage it
Some landlords manage their own property. If yours does, we give you their contact details at the start of the tenancy and you deal with them directly.
