Beach-side, quieter, a longer drive to town

What it is like
Ferringhi buys you space and a beach for less per square foot than Tanjung Bungah, and costs you the commute — twenty-five minutes to George Town on a good morning, longer at the school run. It suits retirees, remote workers and second-home buyers far better than it suits anyone commuting daily. Short-let demand exists but strata by-laws increasingly forbid it, so underwrite the numbers on a long tenancy, not on a holiday rate.

Resort-style condominium, some landed pockets and hillside bungalows.
